We’ve just updated FHA Pivot with the full-year 2024 FHA endorsement data, and the trends are worth a closer look.

Bar chart showing the annual share of FHA loan originations by channel (Retail vs. Wholesale) from 2019 to 2024. Retail dominates each year, but Wholesale grows from 15.01% in 2021 to 24.42% in 2024, indicating a rising role of the broker channel in FHA lending.

The chart above shows the channel mix of FHA lending from 2019 through 2024, broken down by Retail and Wholesale. For anyone working to understand how FHA borrowers are being served, this view is essential.

While Retail remains the dominant origination channel, Wholesale’s share has steadily increased, rising from 15.01% in 2021 to 24.42% in 2024. That’s a notable shift in how borrowers are being reached, especially considering the FHA borrower profile: first-time homebuyers, lower down payment borrowers, and often households with more limited credit histories.

Understanding this channel dynamic isn’t just academic exercise. Channel dynamics affect borrower experience, pricing, loan officer relationships, and downstream servicing.

At Polygon Research, we believe in the power of open data to reveal patterns like this and help lenders, policymakers, and community advocates make better decisions. FHA Pivot puts monthly loan-level insights into your hands, filterable by channel, lender, geography, and more.

Stay tuned for deeper dives into lender-level trends and borrower characteristics in the coming weeks.
