Rocket Mortgage leads nationwide FHA adjustable-rate mortgage (ARM) refinance endorsements for January–May 2026, with 2,487 endorsements and a 25.6% share. United Wholesale Mortgage ranks second with 2,399 and 24.7%, followed by Freedom Mortgage with 1,850 and 19.1%. Together, the three lenders account for 69.5% of FHA ARM refinance endorsements.

Rapid growth in this specialized product is concentrated among relatively few lenders. The top 10 produced 9,120 of 9,696 endorsements, or 94.1% of the market. Scale is not explained by rate alone: UWM posted the lowest average rate among the top 10 at 4.51%, yet Rocket led volume at 4.95%. Sun West recorded the second-lowest rate, 4.54%, but ranked seventh.

The lowest average rates do not consistently correspond with the highest endorsement volume. Across all FHA ARM refinances, the average rate was 4.83%, compared with 5.85% for all FHA refinances, fixed and adjustable. The chart is descriptive, and differences may reflect borrower, loan, channel, geography, term, index, margin, points or endorsement mix. January–May results are not a full-year ranking.
